IIPR Stock Has 46% Upside Potential
Strong financial results and the potential reclassification of cannabis has been bullish for Innovative Industrial Properties, Inc. (NYSE:IIPR), which has seen its stock rally an impressive 42% year to date and 30% on an annual basis.
In 2025, it made significant progress executing on its strategy to diversify the company’s portfolio, strengthen its balance sheet, and actively resolve tenant-related matters.
In the first quarter of 2026, it reported leasing activity of nearly 400,000 square feet, which underscores the ongoing demand for its properties. It also strengthened its balance sheets through equity and debt capital activity, raising nearly $130 million.
On the reclassification front, the Trump administration is seeking to reclassify cannabis from Schedule 1 of the Controlled Substances Act, which puts it in the same category as heroin, LSD, and ecstasy, to Schedule 3 which puts it in the same category as “Tylenol” with codeine. The order and potential rescheduling does not mean cannabis will be legalized for medical or recreational use under federal law, but its still great news for the regulated medical marijuana industry operating in more than 40 states. And it should help change public perception on medical cannabis and could go a long way to eventual legalization.

Because marijuana is still illegal in the U.S. on a federal level it’s difficult for cannabis companies to find capital. That’s where IIPR comes in. It invests in cannabis properties and provides medicinal marijuana growers with capital to develop their own operations.
The company targets well-funded medical-cannabis companies and signs them up to long-term, triple-net leases of 15-years to 20-years.
As of March 31, 2026, it owned 110 properties with an aggregate of 8.9 million rentable square feet (155 NFL fields) in 19 states and $2.5 billion of invested capital. In addition, its has committed $270 million to the life science industry through a financial investment.
Another Solid Quarter
Innovative Industries reported another solid quarter. In the first quarter it reported total revenue of $69.0 million, down slightly from $71.7 million in the same prior year period. The decline came mostly from $6.9 million decrease related to tenant defaults, partially offset by increase in rent from contractual rent escalations. Net income was flat at $30.15 million, or $1.02 per share. Normalized funds from operations (FFO) was $50.58 million, or $1.78 per share. Adjusted FFO (AFFO) was $53.43 million, or $1.88 per share.
Maintains Quarterly Distribution at $1.90/Unit
As a REIT Innovative Industrial has to legally distribute at least 90% of its taxable income to shareholders in the form of a dividend. This results in some of the biggest, most reliable payouts on Wall Street.
Since its inception in 2016 it has paid out more than $1.0 billion in dividends to shareholders. Most recently, it paid a second quarter dividend if $1.90 per share, or $7.60 per share on an annual basis, for a forward annual dividend yield of 12.01%.
IIPR Stock Hits 52 Week High
IIPR stock has been trending steadily higher since the company reported solid fourth quarter and year end results back in late February. On July 6, IIPR stock hit a 52-week high of $63.78 per share. This puts IIPR stock up:
- 31% over the last three months
- 42% year to date
- 30% year over year
Wall Street expects IIPR units to continue to trend higher over the coming quarters, with analyst’s providing a 12-month share price target high of $90 per share.
